“Sunnyside” was purchased 60 years ago by the current owner's parents and grandparents who farmed in the cropping country north of Nhill and has been farmed as a dairy farm under share farming management ever since. “Sunnyside” is for sale as the current share farmer who has been in occupation for more than forty years is retiring.
LOCATION:
331 Bridgewater Road, Portland West
Superbly located within 5km of Portland's CBD and conveniently situated only 15km from Cape Bridgewater beach and village. Portland, Victoria's earliest settlement is the regional hub for the immediate district and is known for its deep sea port, fishing industry (both commercial and recreational), historical charm and eco-tourism attractions. Portland is a town of approximately 10,000 people and provides primary and secondary school services, sporting facilities, a broad range of retail and business services, hospitality and a very strong commercial and industrial sector.

IMPROVEMENTS:
The basic, but comfortable, home is a 1940's weatherboard and corrugated iron roof (20 years old) dwelling comprising of three bedrooms, family bathroom with shower and toilet, kitchen with WIP and electric stove. WATER:
Water security is a feature of “Sunnyside” with two sources of stock water on the property, notably one on each title. The 200 broad acres (Lot 2) has two permanent self-replenishing spring water dams in an elevated position in the south east corner of the property which gravity feeds for stock water purposes via 2'' poly piping to the vast majority of stock troughs. There is a submersible pump on the bore (268 ft deep) at the dairy on the smaller title (Lot 1) which provides for dairy water, holding paddocks and domestic water at the house (garden and toilet). Notably, both sources of water are interlinked. There is also a permanent dam in the bull paddock near the dairy and two other seasonal dams. There are two other unequipped windmill bores on the property.
Domestic water is via a 5000 gallon tank at the house and a 10,000 gallon tank at the dairy.
PADDOCKS:
“Sunnyside” is well fenced and subdivided into 30 main paddocks with a well formed and maintained all weather limestone central laneway from the dairy to the southern boundary on Malings Road. Access is a feature from both Cape Bridgewater Road and Malings Road for ease of management purposes, while Thorns Road on the eastern boundary also assists for management purposes. There are a number of small holding paddocks for calving or calf rearing purposes around the dairy and sheds.
FENCING:
Fencing is well maintained with six plain wire conventional boundary fencing in reasonable condition. Internal fencing is traditional three wire electric dairy fencing.
PASTURES:
The farm presents in very good order from a grass growing perspective and is responsive to both winter and summer growing periods, which the share farmer utilizes. Principally perennial rye grass pastures with a strong clover mix, with two annual rye grass paddocks. The whole farm has been renovated on a rotational basis. Much of the silage has been produced on the property (700 rolls last season and normally 500 rolls plus most years). Dry land maize has been grown in recent times and sorghum has been grown consistently in the last 20 years for fodder purposes in the summer months
RAINFALL:
Portland has an average annual rainfall of around 33 – 34'' / 840ml and subsequently “Sunnyside” has a long growing season.
SOIL TYPE:
The immediate west of Portland country is sought after due to its heath soil types, which is fertile well drained black sand over limestone. “Sunnyside” is regarded as part heath country with a balance a mix of red and grey sandy loams over limestone.
CONTOUR:
“Sunnyside” is slightly undulating and drains principally to the north east. Note, there are two drainage easements on the property which allow for free flowing drainage.
Note, there is a 4 hectare / 10 acre patch of native bush mostly mature eucalypts currently used for dry cow purposes.
FERTILISER:
Fertiliser history attached. Note, this is only the owners cost, and the share farmer contributes to a further 50% therefore the $$ amounts should be doubled. Generally the milking platform receives 350 – 450 kg / ha of base fertilizer plus DAP plus Urea. Bull and holding paddocks receive base fertilizer only.
STOCK:
Traditionally has milked 110 – 120 crossbred dairy cows, plus replacements and fodder producation. Milk production available upon request but last year, based on 106 cows, 53,000 kg and 680,000 litres of milk.
